People of the world, feast your eyes on 4875 E Rustic Ln!

Hidden away on a no-outlet street on Fayetteville’s east side, hemmed in by nature and blanketed with calm, is a little four-home subdivision that is as welcoming and friendly as it is peaceful. And within that neighborhood, the perfect blend of open yard space and old-growth trees creates the ideal setting for this gorgeous dream of a home. You’ll feel like you are 1,000 miles from nowhere, when you are in fact five short minutes from Vandergriff Elementary, local favorites like La Huerta, Penguin Ed’s and Mojo’s, plus groceries, gas, fast food and beer stores. And just a hop, skip and a jump to Gulley Park and the Botanical Garden of the Ozarks.

The lot simply cannot be beat. The open areas provide all the space you need to run around, set up a volleyball net, garden, LARP, play corn hole or a good old fashion game of kickball. The wooded areas are great for exploring, building a tree house, or just finding a shady place to hang the hammock and read. As a bonus, set that hammock up next to the seasonal creek and enjoy the soothing trickle of the water or watch as the kids splash around and catch crawdads or chase the chickens around the yard. And don’t forget to take advantage of all the decks and patios. Enjoy dinners out on the covered back deck and morning coffee on the uncovered one, just to mix things up.

Or, since recent sustained blazing temperatures have turned the outside world into an unbearable fiery hellscape, may we recommend hanging inside the house. There is plenty of space in there, too, all cooled by a recently installed high-end HVAC system.

Down in the full finished walkout basement, in addition to the three bedrooms, two full baths, and more storage than you ever know what to do with, there is a space that is great for a game or rumpus room. I’ll let you define rumpus however you like. And while the kids are battling it out downstairs, you can relax in one of the two upstairs living rooms, shut yourself in the sun room, or just stay within arm’s reach of the dedicated bar area, you know, in case of emergency.

The semi-open layout of the main level creates line of sight from one end of the house all the way to the other, from the family room to the kitchen, through the dining and second living room, and into the primary bedroom, all while maintaining well defined separation from one room to the next.

The upper level features a huge bonus room or second primary suite, however you choose to use it. I’d put in a little mini golf course up there, but everyone laughs at me and calls me hurtful names when I suggest that, so I GUESS that’s a dumb idea.

If you have a lot of cars or bikes or big toys, you’ll need a lot of garage, and this three-car garage is just that. There are two laundry rooms, one on the main level and one on the lower. The roof is new in August of 2020 thanks to hail. The hot tub and the chicken coop do not stay, but that doesn’t mean you can’t replace them. Those things fit in real well out here.

Also, I have to say this about the creek. In the three years the sellers have lived here, this is the first time the creek has run nearly dry. See unbearable fiery hellscape comment from earlier. So the timing sucks from a listing standpoint, but we should expect this creek to run strong once again.

If I offered to show you Heaven on earth, would you be fine just seeing pictures? Heaven’s no! Call Jay Downing at 479-601-5453 and let’s go check it out in person.
